Disney World Hotels Explained
Disney hotels come in four groups that behave very differently. Knowing which group a hotel belongs to matters more than knowing its guest score.
30-Second Verdict
Staying at a Disney Resort hotel buys you Early Theme Park Entry every day, free transport to all four parks and no theme park parking charge. An Official Walt Disney World Hotel at Bonnet Creek or Golden Oak buys you a better pool and, in several cases, early entry as well. A Disney Springs Resort Area hotel buys you the address and a walk to Disney Springs. Everything else is simply an Orlando hotel near Disney.
The four groups
- Disney Resort hotels. Owned and run by Disney, in four tiers: Value, Moderate, Deluxe and Deluxe Villa. Full benefits, Disney transport, no parking charge at the parks.
- Other Disney-property hotels. The Swan, Dolphin and Swan Reserve are run by Marriott on Disney land, and they sit inside the EPCOT resort area with walking paths and boats.
- Official Walt Disney World Hotels. Independently run hotels on or beside Disney property that Disney designates, including Four Seasons, Waldorf Astoria and Signia by Hilton at Bonnet Creek.
- Disney Springs Resort Area hotels. The Hotel Plaza Boulevard group inside the Disney boundary, walkable to Disney Springs and independently operated.
Which benefits go with which group
Early Theme Park Entry, Extended Evening Hours and the list of hotels that qualify are all set by Disney and have changed several times. Before booking a hotel for a benefit, confirm the current rules and the current hotel list on the official Walt Disney World site.
The Disney resort tiers
| Tier | Sleeps | Transport | Best for |
|---|---|---|---|
| Value | 4, or 6 in a family suite | Bus, plus Skyliner at Pop Century and Art of Animation | Disney trips where the room is only for sleeping |
| Moderate | 4, or 6 in a Fort Wilderness cabin | Bus, plus boat at Port Orleans and the Skyliner at Caribbean Beach | More space and a better pool without Deluxe pricing |
| Deluxe | 4 to 5 | Monorail, boat or walking depending on the resort | Cutting the daily transfer to almost nothing |
| Deluxe Villa | 4 to 12 depending on the villa | As the Deluxe resort it belongs to | Kitchens, laundry and larger parties |

The tier decides the room and the pool. The location decides your day. A Value resort on the Skyliner can beat a Moderate on a bus route for an EPCOT-heavy week, and a Deluxe in the wrong corner of the property is a very expensive way to sit on a bus.

When to stay off Disney property
Best for
- Your party is five or six and Disney's family suites are sold out or priced above an off-site suite.
- You want a lazy river or a water park that Disney's Value and Moderate resorts do not have.
- You are combining Disney with Universal or Epic Universe in the same week.
- You need a full kitchen and a washer and dryer for a long stay.
- You want free breakfast included in the rate.
Skip it if
- You are not renting a car and want to reach all four parks easily.
- You want the shortest possible mornings, especially at Magic Kingdom.
- The trip is four or five Disney park days out of five nights.
- You would be paying off-site parking, theme park parking and a resort fee to save less than the Disney Value rate.

Common questions
What is the difference between a Disney Resort hotel and an Official Walt Disney World Hotel?
A Disney Resort hotel is owned and operated by Disney and carries the full set of resort guest benefits. An Official Walt Disney World Hotel is independently operated, sits on or beside Disney property, and carries a designated subset of benefits that Disney sets and can change. Four Seasons, Waldorf Astoria and Signia by Hilton at Bonnet Creek fall into the second group.
Do you get free transport at all Disney hotels?
Disney Resort hotels have complimentary transport to all four theme parks by bus, boat, monorail or Skyliner depending on the resort. Off-site hotels that advertise a Disney shuttle run their own service on their own timetable, which is a different product with far fewer departures.
Is Early Theme Park Entry worth choosing a hotel for?
On a busy week, thirty minutes before general opening at a park like Magic Kingdom or Hollywood Studios is worth more than it sounds, because it lands you at the busiest attractions before the queues form. It is worth building a hotel decision around only if you will genuinely be at the gate that early, several mornings in a row.
Which Disney resort is best for a family of six?
Disney's Art of Animation Resort family suites and the Cabins at Disney's Fort Wilderness Resort both publish a capacity of six. All-Star Music also has family suites. Everything else on Disney property caps a standard room at four or five, so a party of six is looking at a suite, a cabin or a two-bedroom villa.
